Flat roofing

EPDM flat roofing

EPDM flat-roof work assessed around the existing roof, its size, access and construction before the specification is agreed.

EPDM flat roofs — from small roof areas to larger roofs

EPDM is the flat-roof covering CSM currently uses for its flat-roof work. The roof can be a small area such as a bay-window roof or porch, or a larger domestic flat roof; the individual roof is still assessed before the work is agreed.

  • Small flat roofs

CSM uses EPDM on small flat-roof areas including bay-window roofs and small porches. A small roof is not automatically too small for the work.

  • Larger flat-roof areas

EPDM is also used on larger domestic flat roofs. The roof’s size, shape and position all affect what the job involves.

  • An existing flat roof that needs attention

We look at the existing roof and the construction supporting it before deciding what work is required. The current condition matters as much as the size of the roof.

What we assess before agreeing the work

  • Existing roof and construction

The existing covering and the construction supporting it are assessed before the work is scoped.

  • Size, edges and outlets

Roof size, edges, outlets and the other details around the roof are considered as part of the job rather than treated as an afterthought.

  • Access

Where the roof sits and what surrounds it decide how it can be reached, and that forms part of the same assessment.

What if the flat roof has a roof lantern?

A roof lantern changes how the flat-roof work is planned. Replacing an existing lantern, incorporating one into a new extension and adding a new lantern to an existing roof are three different jobs.

Korniche roof lanterns

CSM currently uses Korniche aluminium roof lanterns. The size, configuration and installation are agreed around the roof and the individual project.

  • Replacing an existing roof lantern

The existing lantern is measured for its replacement, removed, and the opening is made good before the new lantern is installed and the roofing is completed around it.

  • A lantern in a new extension

On a new-build extension, the lantern opening and supporting framework are formed as part of the extension build before the lantern and surrounding roof are completed.

  • Adding a lantern to an existing flat roof

Creating a new lantern opening in an existing flat roof can be a much larger job. The roof structure has to be assessed and may need alteration and strengthening, with upstands and associated internal finishing included in the scope where required.

Before you decide

  • A visit before a quote

We look at the roof first so the quote is based on the actual roof and the work involved.

  • Access is part of the job

How the roof is reached affects what the work involves. It is assessed during the quote visit rather than discovered on the morning the job starts.

EPDM flat roofing questions

Do you install felt or fibreglass flat roofs?

CSM currently uses EPDM for its flat-roof work and no longer installs felt or GRP / fibreglass flat-roof systems.

Is a porch or bay-window roof too small for EPDM?

No. CSM uses EPDM on small flat-roof areas including bay-window roofs and small porches, as well as larger flat roofs. The individual roof is still assessed before the work is agreed.
